Are all the pieces of my Remodeling Project fitting together?

The other day I was talking with our Site Superintendent James and he was becoming concerned that one of our clients did not feel we were progressing on their project as well as they would like. We had been working very hard for the last two weeks on the project and the items on which James was working were items that take a lot of time, but do not show a lot of progress. At the time we were working on putting the sheetrock up, this is a process that once it goes up it then has to be finished which is a slow process and not much changes from day to day. Another example is having the city inspectors to come out and inspect certain phases of the project and nothing happens until they approve our work, out of our control but - more down time!!

James and I talked about it and realized the frustration our client was having was because we did not clearly communicate how the entire process would go from start to finish. Our client did not realize we could not work until the inspector approved our work, did not understand the process of how sheetrock is installed, etc..

From this experience we learned two lessons;

Lesson 1 - WE can usually solve a frustration by changing our actions, regardless of who is frustrated. We must look at ourselves first and see what we can do differently. By looking at ourselves, James and I could see how we could eliminate our clients' frustration in the future.

Lesson 2 - We need to do a better job at setting expectations for our clients so they know what to expect throughout the entire project.

The more communication we have whether big or small is so valuable during the process. Our goal is to make every client comfortable in the entire process knowing that their job is our priority!

REMODEL GONE BAD!! ....

.....a Story of the Unlicensed Contractor

A young woman, let’s call her Jan, called our office to see if I could help her with her kitchen renovation. When I arrived at her house, it was not hard to look around and see what the problem was. There was a large crack in the ceiling (apparently where a load bearing wall used to be located), the floors looked terrible, and the cabinets even worse! After asking a few questions, I found out the contractor did not pull any permits and none of the electrical, plumbing, or HVAC was inspected.

Jan told me she had saved for three years to do this project and she has used all that money to pay the ‘contractor’. The contractor said he was finished. I looked around and there was probably $20,000 worth of repairs to this project.

It seems like Jan is stuck with a terrible project because she does not have $20,000 to make the repairs at this time.

There is a lot more to this project (like worrying if the house will catch fire because of poor wiring, etc.). But what is it we can learn from this bad experience? We need to do our homework when hiring a contractor.

Use only licensed contractors.
Get a permit and have EVERYTHING inspected.
Make sure the contractor has General Liability insurance AND workers compensation insurance.
Check the BBB for a report on the company. www.bbb.org
Interview the contractors carefully, after all, most people are getting ready to spend tens of thousands of dollars with the contractor.
Make sure the contract is detailed and covers every aspect of the project. Make sure there is a lump sum for how much it will cost.
Try being a little bit of a detective. Call around to the suppliers in the area and ask what the contractor’s reputation is.

I have one silver bullet that pretty much guarantees a good contractor. If you find a contractor that attends lots of national meetings in the remodeling or building industry, you have a good contractor. The good guys make the effort to learn more. Now, I am not saying that there are not good contractors out there who do not go to these types of meetings, but I can tell you those that do are some of the best around.

“Where Do I Start With a Remodeling Project? "

"Should we talk to a contractor,

a cabinet company, or a designer first ?”

For many people this is the hardest step, the first one. I have spent many years analyzing successful remodeling companies and how they operate. So this answer is based on all these other successful companies across America.

The answer is all three. What does that mean? A company that can provide all three serviced under their roof will be the one to whom you should speak.

Too often I have seen people go to a designer or cabinet company to get some drawings developed. The drawings/design look great and the client will get all excited about it. They usually end up doing the “let’s get three bid” thing. And basically, they find the design is expensive because the design was created with no consideration of construction costs. So the homeowner is stuck looking for a company to ‘build the dream’ at something they can afford. They end up picking the cheap contractor who is just a little bit over their budget and regretting it. Cheap does not necessarily mean it is going to be good work. (Remember, projects can be cheap, fast, and good, but you can only pick two!!)

My suggestion – Find a company that does all three things in house. Talk with them, explain to them what your budget is. Trust them. Trust they will develop a design that will meet your budget. They can do this because the can control the cabinet design, the project design, and they know the costs of construction and not subbing out the construction to another company as I have seen many cabinet companies start doing. They do this to say they do the entire project from start to finish, but that is not the type of project you want. You want one company to do the design, order and purchase the cabinets, and do the work in house.

If you do this, you have a far better chance of a successful remodel project than the ‘traditional way” (getting multiple bids) of doing a remodeling project.

Age in Place; Remodeling that Enables You To Live Independently

In collaboration with the AARP, The Certified Aging-in-Place Specialist (CAPS) designation was developed by the National Association of Home Builders (NAHB) Remodelors™ Council. This program was developed to provide professional contractors training to accommodate the needs of people who wish to remain in their homes and maintain their independence. According to the AARP, older homeowners overwhelmingly prefer to age in place, which means living in your home safely, independently and comfortably, regardless of age or ability level.

If you're planning to stay in your home long term, a Certified Aging in Place Specialist (CAPS) would recommend these design features to consider when remodeling your bathroom. These inexpensive design tips provide ease in transitioning your bathroom when the need arises.

1. Hand-held shower with a 6' hose. The shower is mounted on a vertical grab bar.
2. Grab bars around the entire bathroom (visually integrated as trim).
3. Install off-set shower faucet.
4. Pressure reducing mix valves.
5. Install a low profile shower curb.
6. Install a seat in the shower.

One broken step leads couple to three renovation projects with DreamMaker Bath & Kitchen

Renovating your home is a choice, but sometimes the decision is made out of necessity. That was the case for Dr. Burton Reifler and wife Frances, whose renovation projects started with a broken step.

It began one day when Mrs. Reifler was taking out the trash. As she descended the stairs of her home’s wooden deck, a step broke underneath her foot. The potentially dangerous situation prompted the couple to replace the wooden deck with a solid deck. Realizing the large scope of the project, they looked to professionals for the job.

Residents of Winston-Salem since 1987, the Reiflers knew the name DreamMaker was synonymous with quality. “We knew about (DreamMaker) and their good reputation from friends and neighbors,” says Frances. With that in mind she hired the company for the project.

Work on the deck began in September 2007 and by April 2008 the Reiflers had a solid deck complete with bluestone columns, a fresh coat of paint, and the peace of mind that came with having a sturdier, safer outdoor deck.

Burton and Frances were impressed with the caliber of DreamMaker’s work on their outdoor deck. DreamMaker had impressed them enough, in fact, that in November 2009 the couple decided to hire the company to transform their basement into a livable space.

The basement was a huge undertaking.

The crawlspace first had to be “dug-out.”

Once in the basement, DreamMaker re-poured concrete, added cinder block columns and worked on the electrical system and plumbing. By February 2010, the Reiflers did not recognize their basement. “Now it’s nice and bright,” describes Frances.

Dr. and Mrs. Reifler have multiple uses for their transformed basement. In addition to being used as a laundry and storage room, the basement is also used as an art studio when their daughter, an artist, visits and as a playroom for their grandchildren.

Completely satisfied with the two projects DreamMaker had done for them so far, the Reiflers asked them back a third time. More than a year and a half had passed between the deck and the basement renovations, but this time Frances and Burton didn’t hesitate to move on to the next project, a kitchen renovation.

“As soon as the basement was done, DreamMaker started on the kitchen,” Mrs. Reifler says, adding that no changes had been made in the kitchen in the last 25 years. “We love the layout of our kitchen, but we wanted to update it.”

DreamMaker refinished the cabinetry, updated the kitchen’s hardware, and installed granite countertops, stainless steel appliances, a tile backsplash and new floors. DreamMaker also worked on the adjoining butler’s pantry.

As with the deck and basement renovations, the Reiflers are more than content with the kitchen renovation. Not only did the final results of the projects meet their expectations, they were equally impressed with the care and attention to detail the DreamMaker crew demonstrated during every step of the process. DreamMaker managed to make both husband and wife happy. Frances loves the renovated areas of their home, and Burton appreciates “that there were no surprises when the bill came.”

We were thinking about moving, because of the great prices of houses on the market. When we started to look, we had more features in our current home than other houses had to offer. What does the market look like for remodeling?

Remodeling is down from previous years, but according to recent reports from the BBB it's only 2.5%. So remodeling is still a good investment. People are too busy these days and value conscious to pay for neglected projects.

New Lead Paint Regulations

Used throughout the 1900s, lead-based paint was banned for residential use in 1978. If your house or apartment was built before 1978, it is likely that lead paint is present. Lead dust in the home is caused by chipping, peeling, flaking or deteriorating lead-based paint. Different than household dust; lead dust is often invisible and exists in the cleanest of homes. Even when buried under new layers of lead-free paint, it can still cause serious health problems.

In January of 2010 the EPA guidelines changed requiring contractors to be certified in lead-safe work practices and as of this month the "opt out" provision once offered to property owners has now been eliminated. Any contractors hired for renovation, repairs, and painting jobs in houses or child-occupied facilities built prior to 1978 must, before beginning work, provide a copy of EPA's lead hazard information pamphlet Renovate Right: Important Lead Hazard Information for Families, Child Care Providers, and Schools.

These spaces are no longer creating the same impressions of grandeur they once did. Today if you want to have a home that really stands out from the rest--one that offers an irresistible allure to your friends and neighbors--it's all in the details. The good news is that many of the extras that can literally transform your home are not pricey additions, but may be accomplished through remodeling within your home's existing footprint. The following are just a few ideas for making your home one-of-a-kind marvelous. Building bookshelves, cubbies, and niches into walls that were once straight as an arrow is one way to add excitement to a room, not to mention the valuable storage space you will gain. If this is done in a bathroom, the extra space can be used to display colorful towels and toiletry items. Quick and Easy Drywall Repairs

Most drywall repairs consist of patching holes, and popped nails, requiring only basic tools, drywall compound and a little paint for touch ups afterward. Dents and small cracks can be repaired by filling them with joint compound. Occasionally more than one layer of compound may be required, make sure you allow each layer to dry between applications. Once dry sand gently with a fine grit paper until it’s smooth. Popped nails need to be tapped back in place and then driving a second nail next to it to hold the first nail in place. Fill any dents with joint compound and sand smooth once dry. Drywall tape or mesh can be found in any hardware store, this is good in those areas that need more than a layer or two of compound, but don’t necessarily need to be cut and replaced. These provide a “patch” of sorts allowing you to compound directly over them. Be sure to follow the directions on the box paying special attention to the drying times. For larger damaged areas you might want to consider getting some help from someone who has worked with drywall before. Its important that the new replacement piece is fastened securely even where wall studs are not available, and that it is the same thickness as the existing drywall. You’ll need several layers of compound applied to blend it in with the rest of the wall, sanding gently between layers and allowing each to dry thoroughly.

Walkway Crevices can be a real challenge all summer. The weeds seem to love finding a way to peek up through though don't they? You have to admire their tenacity... but not for long.

If you manage to get out there before they get too good a start pouring borax into the crevices helps keep them at bay. Borax around the foundation of the house will also discourage ants and other creepy crawlies from getting too comfortable as well! Be careful not to get it on your plants or your lawn however - it will likely harm them. Its said however that sunflowers actually like the stuff. Provided you buy borax that is naturally occurring and not manufactured, its planet friendly as well. Generally speaking a quarter of a cup of borax disolved in a gallon of water will do the trick.

DE-SQUEAK THOSE HINGES!!

We've all had them - that one door that inexplicably begins squealing at us every time we open or close it. Especially endearing when the wind catches them just right in the middle of the night aren't they?

Many folks have used oil lubricants - and they'll work for awhile, but they can collect more dust than your electronics!

Silicone based sprays work also - for awhile anyway.

Another option however is graphite, its easy, inexpensive, longer lasting and requires not dusting. Easily found in any hardware store - the same stuff they sell for sticky door locks work great for hinges as well. You can get it in a dry powder or a liquid form, both are available in a squeeze tube which make the application easy.

Just tap up the hinge pin with a flat headed screwdriver or a small hammer - no need to take it all the way out. Then pour the graphite around the pin and re-seat the pin in the hinge. If you use the liquid you might want to put a paper towel under the pin so it doesn't drip or run down the door. Once you have the pin back in place you are all set.
