Simple but regular maintenance can help you make the most of your investment and ensure your home remains safe and comfortable for your entire family not to mention save you big bucks on major repairs down the line.
Thinking about selling? Consider hiring a home inspector to give everything a thorough once over - prospective buyers will - doing it yourself ahead of time could save you considerable embarrassment, costs and frustration later.
Here are some suggestions from your friends at Anderson-Moore:
- Inspect the caulking around the windows, siding and/or brick work - don't forget the chimney!
- Paint door and window jams, molding and lintels.
- Doors: squeaking? latches working? rubbing the jambs?
- Door stops installed and working? Damage to the wall behind?
- Weather stripping installed where its needed and still in good condition?
- Sheetrock repairs, cracks, nail pops?
- Squeaks in the floors? Cracks in the tiles?
- Bathroom tiles need fresh grout or cleaning?
- Towel bars, towel rings and grab bars loose?
- Roof penetrations and flashing in good repair?
- Shingles loose, missing or damaged?
- Trees and branches clearing the roof, windows, entrances?
- Gutters clean and in good repair?
- Handrails; inside and out tight and safe?
- Basement and garage doors showing any signs of rot? water? bugs?
- Crawl space or basement dry?
- Screens need patching or replacing or cleaning?
- Windows slide open and shut smoothly, close completely and clean?
- Window glass clear or clouded?
- Cabinet drawers and door work and close properly?
- Knobs and pulls on doors and cabinets okay?
- Check for leaks under sinks, behind appliances and exterior hose connections.
- Ceiling fans clean and balanced?
- Light fixtures clean and working inside and out?
- Dryer vent clean, clear of blockages and sealed at the sides?
- Fireplace and chimney clean and sealed?
- Sliding and storm doors hanging and working correctly?
- Door knobs or locks need to be updated or repaired?
- Smoke detectors working?
- Walkways clear of debris, weeds and water?
- Steps and entrances safe and in good repair?
